The wait is no problem for me. I do hope all goes well for you on Thursday. Aren't you too young to have surgery? Good health is hard work, and taking care of yourself is always important.
Best of luck on Thursday. It's Yom Kippur, the day we forgive those who have crossed us, and get our personal accounts caught up. Then we continue for the next year with our names in the Book of Life. I only remember a little from Jewish lessons when I was a kid.

Taylor - I see that you created the "Carolina's" group. Check out the IL Group for a couple of ideas how you can enhance your group with an RSS feed and come web site links.

I noticed that one of your members mentioned a regional appraisers group. You'll see how I added a link on the IL Group to our state's coalition.

You may have Tempo 4 like the Triad MLS. Triad also uses the GLA ranges, which are quite bothersome. These systems are far better than Navica, which is the MLS for a number of outlying areas. I spent two hours trying to find homes with basements because I had to read every listing in a wide SF range of my subject. Often our darling realtors will add all the levels into the GLA field, so that a 3000 SF house is really 2000 above grade with a 1000 SF basement. And they check Slab for the foundation, since, after all, a basement has a slab foundation! Therefore a search of anything that would normally reference a basement did not. Did you know you could have a Finished, Walk-out Slab?! Yes, I saw many of those listings in my search - arggghhh! The Navica system does not have a Basement: Y or N field. It is a comment field, so the realtors put in everything they think describes the foundation. It amazes me, constantly.

Hi Taylor - nice to meet you. I've been chatting with Shannon from Chapel Hill. How are things in Charlotte? Ya'll seem to make the news - hottest real estate market in the US and all that! Are you busy? We are not doing horribly here in the Triangle, still a lot of transplants moving in and folks wanting to refi at the favorable rates. I can't complain.

I'm interested in what you were saying about downloading MLS data. My husband has been offering to do that for me because he is tired of listening to my rants about the new Tempo 5. He is a programmer, I'm an ex-IT analyst, and I am just fed up with the horrible data we have to work with. But then until realtors are forced to put the data in right, we'll have junk to decipher. My latest rant is about basements and how misrepresented they are in the data. I will need to start following the thread on downloading and cleaning up data - I could really use it!

Hello Taylor:

Sorry to have been out of touch this weekend. Went to the Carolina game yesterday. It had some great highs and lousy lows.

The version of MLS that we have up here is Tempo 5. So far none of the local Realtors list houses in size ranges, so I don't have the extra step that you have. Tempo 5 is easily customized, so I've set up an Excel export for Tempo. When I pull for a neighborhood, I edit the listings to pull out the weak comparables. Then I click the Download function to pull the data into a text file. After the download, I fire up Excel, pull in the text file, and save it as an Excel file. Most of my graphing so far is using pivot tables.

If you 'd like, I'm happy to share with you anything form graphs, Excel files, or MLS downloads. I know I can learn from you, as you've been using Excel a lot longer than me.
